Homebuyer Reports

Our RICS Homebuyer Survey and Valuation is designed as a value for money package. This survey is intended for houses, flats, and bungalows of conventional construction and generally in reasonable condition or built after the 1900s. This survey will include details of defects, with urgent advice and other considerations such as safety, location, environment, and other matters your legal adviser should consider. The report is prepared using a format provided by the Royal Institute of Chartered Surveyors and looks at all parts of the property that are easily accessible, including the roof structure, chimneys, loft space, services, garage, and grounds. It checks for signs and sources of damp, woodworm, and rot.

Building Surveys

Our Building Survey is a comprehensive inspection that looks at the building in detail. A building survey examines all elements of a property and details the condition and construction. This report will highlight defects and gives advice about putting them right as well as any necessary repairs that will require significant and major expenditure, for example, replacing a roof. It also recommends any further specialist inspections needed.

Reinstatement Valuations

Our Reinstatement Valuation will tell you how much you should insure your property for. The figure will allow for completely rebuilding the property, demolition costs, and professional fees but does not include the value of the land. Building costs can change significantly over time and are not linked to the value of the property. Therefore, insurance reinstatement valuations can rise or fall irrespective of market values. It is always wise to have your insurance valuation periodically re-calculated to ensure you are adequately covered.

Valuations

Our Valuation is a limited inspection of a property required for a variety of purposes, including mortgage, probate, tax, and other reasons. It deals primarily with the value of the property and its present condition. It is not a survey and will not identify defects unless severe enough to affect the valuation.
