Commercial Energy Performance Certificates (EPCs)
Since 1st October 2008, property owners and landlords have been legally required to provide an Energy Performance Certificate (EPC) for all or part of a building which is due to be sold, let, assigned or modified subject to a few exceptions. Failure to produce an EPC before exchange of contracts could result in a fine of 12.5% of the rateable value of the building up to a maximum of 5,000. EPCs are a useful tool to owners and prospective occupiers as they reveal the efficiency in relation to similar buildings and identify areas where the running costs can be improved.
