Building Surveys
A residential building survey is a comprehensive inspection suitable for all property types, particularly buildings constructed before 1925, properties which are planning to alter or extend, and larger properties or listed buildings. Our building surveys provide technical information on the construction of a property with a description of techniques and materials used in its construction. The report will detail the nature and extent of the defects identified, discuss appropriate remedial works and provide a prognosis of the possible consequences of allowing the defect to continue.
Valuation Surveys
A valuation survey is simply an opinion of the Market Value of the property at the date of inspection. The most common example is a mortgage valuation. Your mortgage company will arrange for a valuation to be carried out, normally at your expense. The purpose of a valuation survey is to advise the Bank or Building Society if the property is worth the price that you have agreed to pay in order to secure their lending against it.
Party Wall Matters
The Party Wall etc. Act 1996 gives the owner of a building the right to carry out significant works to a party wall or structure shared with a neighbour, or to carry out excavations which could potentially destabilise the neighbour's property. In order to protect the rights of the adjoining owner, the Party Wall Act requires that appropriate notices be served on him or her prior to commencement of the work.
Dilapidations
Dilapidations are situations where the tenant is required to return the property to its original condition at the end of the tenancy. As Chartered Building Surveyors, we can assist with the preparation of schedules of dilapidations, survey reports and expert witness evidence.
Expert Witness
As Chartered Building Surveyors, we can provide expert witness evidence in court and provide expert testimony in disputes over building defects, property values and construction works.
