Bruce Shaw Property Consultants Limited, established in 2002, is a reputable firm of Chartered Building Surveyors with a wealth of experience in both the public and private sectors. Our clientele spans a wide range of industries and sectors, from developers, investors, solicitors, and surveyors to contractors, industrial, commercial, and retail clients, as well as homeowners and residential factors. Our headquarters is located in Dalgety Bay, West Fife, and we are proud to be regulated by the Royal Institution of Chartered Surveyors (RICS).

Our Team

Our team is led by Colin Bruce, Managing Director, who has over 40 years of experience in the industry. Colin is supported by a team of dedicated professionals who share his passion for delivering high-quality services to our clients. Colin's previous employment and training include stints at Bell Ingram in Perth, Glasgow College of Building and Printing, Property Services Agency in Rosyth and Edinburgh, Burnett & Company/Capita Group in Edinburgh, and Haley Somerset Consulting in Edinburgh. Colin also chaired the RICS Scottish Dilapidations Steering Group between 2016 and 2018 and was a Co-Author of the RICS Dilapidations in Scotland Guidance Note Editions 1 & 2.

We provide Snagging and Expert Witness reports, which can assist clients in ensuring their particular matter is taken seriously by third parties.
• Building Defects Investigation: Our team of experts can carry out in-depth investigations into building defects, interrogate physical symptoms, analyse evidence, and arrive at reasoned and measured responses. We provide Snagging and Expert Witness reports, which can assist clients in ensuring their particular matter is taken seriously by third parties.
• Building Appraisals, Inspections & Surveys: We offer a range of building appraisal and inspection services, from building MOT inspections to structural surveys, to help de-risk the process and ensure that buildings are safe for occupants and users alike.
• Industrial & Commercial Surveys: We offer pre-acquisition/occupation surveys for industrial and commercial buildings to help reduce the risk associated with the purchase or lease of buildings. Reports are tailored to suit individual circumstances, from a brief 'investment' overview to a fully detailed technical report.
• Dilapidations: We advise on commercial lease issues, including dilapidations, and can assist clients with building and asbestos-related health & safety matters.
