As an independent Chartered Surveyor based in Darlington, I, Tony Lewis FRICS, have spent my entire career working in the residential property markets of North Yorkshire, County Durham, Cleveland, and Tyne and Wear. My goal is to offer a personal yet professional service to my clients, grounded in my extensive experience and clear understanding of the local residential property markets and the particular nuances of the many and varied constructional types of dwellings that make up these markets.
Our Services
At Tony Lewis Chartered Surveyors, we offer a range of services to cater to the diverse needs of our clients. From domestic surveys conducted as part of the process of buying or selling a home to determine the structural condition of the property, to commercial surveys conducted to determine the status of commercial or industrial property and provide guidelines to address any safety concerns that may arise due to the condition of the building.
Home Surveys
We offer the RICS HomeBuyer Report (Survey and Valuation) service, which includes an inspection of the property, provision of a report and a valuation, allowing clients to make informed decisions about buying a property. We also offer the RICS HomeBuyer Report (Survey) service, which is a relatively new report format that is effectively the L2 HBR (S&V) but without the valuation element and is cheaper as a result.
Valuations
We offer personalized valuations for domestic and commercial properties to provide an accurate valuation of the property based on our extensive and up-to-date understanding of the local residential property markets. We also offer clear, comprehensive valuations for businesses to help them determine the value of their commercial or industrial properties or property portfolios.
Lease Extensions
If you are a leaseholder looking to extend your lease, we can help you navigate the process and ensure that any negotiations with your freeholder result in a fair and reasonable agreement.
Help to Buy
We understand the complexities of the Help to Buy scheme and can guide you through the process of purchasing a property using this government-backed loan.
Expert Witness
In certain situations, our expertise may be called upon as expert witnesses in court proceedings. We can provide expert testimony and evidence in matters related to property and construction.
About the Royal Institution of Chartered Surveyors (RICS)
The RICS is the regulatory body for surveyors, determining policy, stipulating practice, and issuing guidance to members. It advises and lobbies government on all matters relating to property and the built environment. I was previously the Chairman of the Residential Survey and Valuation Practice Panel from 1999 to 2007 and sat on the Residential Faculty Board. I have also been involved in various committees and was delegated by RICS to the ODPM (now CLG) on the Home Condition Report Working Group.

On the other hand, there is one reviewer who has had a very poor experience with Tony. According to Cc Tv, Tony provided appalling, unprofessional service that caused the collapse of a chain of four houses, resulting in significant financial loss and stress. Additionally, Cc Tv claims that Tony damaged their own house during the survey and attempted to cover it up.
