Our History and Mission

Woods Associates Surveyors Ltd is a firm of independent Chartered Building Surveyors with over 15 years of experience in providing expert advice and services to a wide range of clients across various sectors. Our mission is to provide prompt, professional, and pertinent advice to assist in the delivery of our clients' requirements. Our ethos is built on the ability to understand our clients' individual needs, requirements, and budgets, and to tailor our services accordingly.

Our Services

We offer a broad range of services to help our clients with all aspects of building care, repair, and design. These services include:

Project Management and Cost Consultancy

Our services in this area include Project Monitoring, Client Representative, Development Appraisal, Project Programming, Cost Planning, Feasibility, Cost Appraisals, and Cost Management Preparation. We also undertake the tender process for any project, advise our clients as to who a contract should be awarded to, and prepare and agree the JCT contract.

Health & Safety and CDM Advice

We assist and advise clients on their CDM duties, prepare the Health & Safety plans required by statute, and manage contractors' application of Health & Safety standards. We ensure that our clients comply with the CDM Regulations 2007 and health and safety best practices.

Dilapidations (Lease Liability)

We act for either landlords or tenants at the termination of a lease, preparing and serving Schedules of Dilapidation on the tenant and negotiating the same to agree the repairing liabilities. We also defend against served Schedules of Dilapidation and negotiate to reduce tenants' liabilities.

Schedules of Condition

We prepare Schedules of Condition for clients before purchasing a property or entering into a lease agreement. This highlights any areas of future liability and cost for the prospective purchaser and can be used to protect tenants' repairing obligations under a lease.

Building Pathology

We investigate building defects and advise our clients on the best solution to rectify the issues.

Building Re-Instatement Valuations

We undertake the measurement and preparation of building reinstatement valuations specifically for insurance purposes.

Expert Witness and Court Attendance

We have worked closely with solicitors to provide technical 'expert witness' testimony in respect of both defence and prosecution of lease liabilities.

Dispute Resolution and Mediation

Commercial mediation can be a very effective solution to dilapidations and other property disputes, speeding up the process and reducing costs. Our Director, Martin Woods, was one of the first qualified Commercial Mediators within the Building Surveying discipline.

Capital Allowance Assessment

We advise clients on any tax deductible assets in relation to plant and machinery.

Environmental Assessments

We advise clients on more sustainable and cost-effective methods of meeting their environmental targets.
